FAQs

Q:  Can residents remove any/all trees on their property? 

A:  No, per the Codes, Covenants and Restrictions (CCRs), removal of any tree with a diameter of 4" or greater requires prior approval of the Home Owners Association (HOA) architectural committee. 

 

Q:  Do all homes in the IR and Lodges subdivision have USPS Mail Delivery? 

A:  No, only the homes in increments 1,2. & 3 of the HOA receive mail at the mailbox in front of their homes.  All others must pick up their mail at the pavilion mailbox cluster.  The developer anticipates moving this cluster to a more central location at some undisclosed future date. Please contact the USPS office in Arcadia to get the key to the mailbox for your residence.

 

Q:  Can residents unilaterally modify their property?

A:  While Logan County does not require building permits, some changes to the property require approval of the HOA architectural committee.   A form is available at this location in this website to request HOA approval of property modifications.  Proposed modifications should meet all restrictions contained in the CCRs and ByLaws.

 

Q:  Where can I find a copy of the relevant CC&Rs?  And ByLaws?

Q:  Where can I find information regarding relevant Utilities and Services?

Q:  What School District am I in?

A:  The Indian Ridge residents are in the Edmond school district.  The Lodges’residents are in the Guthrie school district.

 

Q:  Where can I obtain gate access codes or gate entry beepers?

A:  Gate Information, such as gate access codes can be obtained from the HOA BOD gate chairman, Jonathan Bartee.  He can be reached at this Email.  He can also provide beepers for gate entry (for a $45 fee each).

 

Q:  Will the subdivision divide into two entities? 

A:  While it is possible that the subdivision could be divided into two different HOAs by school district, this is unlikely. The developer is continuing to develop the subdivision, and until it is complete, the HOA will manage issues in both the Indian Ridge and the Lodges at Indian Ridge areas. Once the subdivision has been turned over to the HOA, an evaluation could be made with regard to the benefit of separating the subdivision and the legal costs associated with that separation.

Q:  Does the subdivision anticipate building an exterior fence around the perimeter of the resident properties?

A:  Neither the developer nor the builders are planning to build a fence. Therefore, this would have to be funded by the HOA.It would be very expensive, and would require an assessment of all of the residents and almost certainly would involve a very substantial HOA fee increase. Additionally, since the subdivision is not complete, the homeowners who currently live here would be subsidizing a fence for those who buy homes in the future. It is considered highly unlikely.  Individual home owners can request approval to build a fence at their own expense.  Fences should comply with the requirements for them in the CCRs.

 

Q:  Will the subdivision developer (or the HOA) repair the road in/around my residence?  Or fix drainage issues around my residence?

A:  The HOA is charged with repairing/replacing roads due to normal wear and tear. The developer has repaired some roads. The developer has also repaired some drainage issues where, in his opinion, and at his discretion, feels that he should do so. However, please refer to the CC&Rs and Plat maps for your section for responsibilities with regard to drainage using this link.

 

Q:  Does the subdivision anticipate building a walking trail, club house, community pool, waterpark, or children playground?

A:  None of these additions are presently funded, and implementing any of them would be very expensive, and would almost certainly involve a significant one-time assessment (per project), and a very substantial HOA fee increase, and is considered highly unlikely.

 

Q:  Is there a community discussion forum?

A:  There is an unofficial GroupMe page located here, that does NOT communicate official HOA policy but may be useful for sharing information among residents.  Questions for the HOA Board Of Directors (BOD) can be submitted here.

 

Q:  Can I volunteer to serve on the HOA BOD?

A:  Yes, you can serve on a HOA committee and if any BOD positions are open/unfilled, you can be appointed as a member of the BOD by the HOA BOD.  You can then be officially confirmed to that position by a vote at a subsequent annual HOA general meeting.  If your service involves any physical labor or hazardous activity, you must complete a Hold Harmless agreement which is in development.

 

Q: Who do I contact to remove stray dogs?

A: Indian Ridge is in an unincorporated part of Logan County. Logan County does not have an animal control department. If the dog is dangerous, please contact the Logan County Sheriff’s office.

Q:  When and how are HOA dues/fees to be paid?

A:  Annual dues are $600 and are due in advance, payable by March 1.  Late fees of 18% (compounded daily) become due after that.  One can pay via the website, but there will be a 3.5% increase to cover the electronic bill-pay process.  Checks can be mailed to: Indian Ridge Homeowners Association, PO Box 30291, Edmond, OK 73003-0005.  Fees for gate beepers can be paid via a check delivered to Jonathan Bartee when the gate remote is delivered.
